Yes you are right but I was comparing it with B block rates as kanal in B block is more expensive than other blocks.

Thanks for the image, yes it is in phase 1 but I think C block is outside ICT limits and falls in B-18. No idea if CDA will extend to B-18 but it is possible.

same thing i have mentioned ICT till 17 series yet. further more zone 2 & 5 area is going to extend in isb new master plan

Humayyun sahab please share your expert opinion on DHA valley, rates are quite high. Is this another bubble like before or genuine increase? Should i hold my reballoted plot or exit?

All those files Which are:

  1. balloted,
  2. No Surcharge, Or less than 200 Rupees surcharge,
  3. Surcharge Not Waved off But Paid,
  4. having issued possession letters

Will have great worth. They will sustain their rate even little correction comes.

Where as all those which Have no Such qualities & having contrasting features Will fell down finally after boom period ends.

Now you can check Accordingly & decide the best.

As per my little knowledge, in valley investment to be done only in 5 or 6 blocks which are mostly clear on land acquisition…
These blocks are Bluebell, Daffodils, Magnolia, Oleander, Lilly, Rose …I might be missing one or two…
Other blocks, valley has no land & will never come clear unless GHQ does some surprising activity to get possession from the villagers, behind them a strong group is in action plus court stay orders & court decisions are decades away to finalize the cases…??

Balloting has been done for These 7-8 Blocks only. 3 Overseasethat has been turned in to 2 now. And General 5 blocks.

But criteria for selling, buying or holding the file is mentioned above.

Humayyum sahab, @yousafnoor sahab, asking this on behalf of a relative whose financial conditions are not good and they are thinking to sell their file. What is expected price of following file:

Bluebell 8M corner plot
Surcharge but all waived off.
12 paid but 15000 outstanding from 12th installment.
not balloted.

They bought this file for 18lac in previous hike. Please advise what should they do?

Valley has come down on non-ballotted files.
Better to keep the file as GHQ seems serious in valley issues & bridge connecting to bluebell actually under construction.
Bluebell is the best sector being closest to Islamabad signal free highway.
Better hold the file till it gets ballotted.

first priority for ballot/plot/posession to file holders is for those who made all payments, surcharge no more than 200 rupees. and surcharge is paid not waved off.

in your uncle case it totally opposite. so im not in favour of holding it.

bcoz it will take so long for DHA valley to think about such files. may be another long tenure to waste.

OK but any idea what would be worth of such file now? If its near 10lac then no point in selling it either.

You are quoting 26 for the file i shared or for the ones that have no surcharge?

Bluebell is more than 90% already developed & as I said bridge is in the making.
Plus Rose, just adjacent to bluebell started massive development work which could be seen onsite…
Bluebell is just 8km from IH & your file selling now is very low on price.
Better to hold till some good comes out as valley is now different versus past experience…
You file is least in profit as we stand…

I understand your point however this file is unballoted and with surcharge waived off its not very attractive either. I have heard that DHA can move your plot to other blocks so even if its currently in bluebell, once balloted they might assign some other block.

yes for you file. few days ago some one sold such file i.e. incomplete payment file in blue bell n this range.

OK thank you. Actually the family does not have a consistent source of income now due to old age so they are thinking to sell this file and deposit the amount in savings accounts so at least they can have some monthly income to pay for rent/bills.

Bahria is about to offer 1000s of more plots in phase-8. Just forget B-17, gulberg, DHA & invest in phase-8 developed blocks.
Naya Pakistan housing scheme is also coming in phase-8.
Kidhar Hain wo alamain jo phase-8 ko galian nikalte the aour surf B-17 ko gold banate they?
Talk of town is that Imran will cut the ribbon of RRR in December but Punjabi baboos & drama baz…will never let it happen…
