As per my 2 cents, still phase-8 is better than B-17 as phase-8 audience are both big & medium size investors & return seems to be faster now.
Big investors buy multiple plots & a good %age are ones who want to make homes within 3-5 years time. Moreover phase-8 is always a love bird of expats.
A 5 Marla cost in B-17 could buy multiple plots in phase-8 & will enjoy luxuries of BT plus Pindi bypass. Now it takes hours for DHAs & BT residents to drive & exit from downtown.
RRR is written in stone if Imran govt fails, then next one would surely do it …
So phase-8 seems a sure winner among all.
Bother Include Leh Expresway factor for bahria from now as well. In Pakistan Majority of RE investor are Overseas/Expats. Same for Bahria DHA, B-17.
Secondly B-17 Is going to become New commercial Hub in islamabad as F-10. Just Check the number of Malls Going to build there including J-7 , Winston, Capital Square, Majestic Mall ETC.
So my point is Both are good projects for investment. As B-17 Gave quick Returns after MA, Bahria is also going to Fly high now Just let happen the inauguration of GT Rd, M2 Bypass road.

bcoz most of the time i use zameen forum on my cellfone. and its shows name & email. infact only name is enough .
the way the prices of B-17 rose in last 6 months (60-100%), this correction was due. but I think after few months it will gain momentum again but now the prices will be slow but steady. Bahria 8 prices will get a big jump same like B-17 in next few months but all depends on political stability and decisions.

Supposed to be phase-9 but all mixed up as bahria has vast land there. BT Patwaris are knocking doors of Deena villagers for land buying for a long time.
Phase-8 is going to be a huge city on RRR both sides. Sir, if Nala Laee does not transform into another Peshawar metro, this project & phase-8 is going to shift most of Pindi Muhallas in phase-8 as Muhallas, a 1 Marla has reached to min 7 to 14 Lacs at most places & phase-8 (extention, Orchard & new offering) will be comparatively dirt cheap.
Pindi downtime residents are tired of inside traffic especially careless motorcycle riders, who deliberately put themselves on a suicide mission when they house…

Solid is phase-8 as they have at least 1000s of kanals on either side of RRR.
They are also making " the middle ring road", as they call it, and that is exclusively meant to meet the RRR.
This MRR can be seen in phase-8.
