No, I feel the best winners of RRR will be the dirt-cheap underdogs of Chakri/Adyala and Thallian sort.

Yes, RRR for sure will make Sangjani area to rise. The most important is Interchange. You can be right on the Motowary but no interchange and its pretty much useless. Classical Case is Top City and University Town. The geographical twins, Top City got interchnage and turned into a gold mine and University Town didn’t got and still that average society though your casually thrown stone from UT falls in TC. 18 Interchnage can turn tides around for UT (if luck favoured them)

Margalla Avenue have the B-17, and CDAs Cs and Ds to give that more hype. None in RRR come close to the attraction of Bs/Cs/Ds of the CDA. But yes percentage of return will be good, like a plot of 5 lakh jumping to 7.5 (quite the case) is like making 75 out of 50 in a single night in the likes of Gs of B-17 and As of Faisal Hills etc.

Bottom Line: If you wanna invest, that’s on

Chakri, Adyala, Thailan (RRR)
Sangjani, AWTs/Wapda Town etc. (RRR + CPEC effect) though interchange matters

Case 1: If you are not the folk who is too afraid to go beyond these societies and explore clean open land. If you are that folk that likes to take on the game and have the eyes to spot the next Abadi Commercial, you can be in for quite an investment of your life with your kids/next generation those lucky ones, same like we see our peer generation that we see now roaming in Cruisers and Firtuners :slight_smile:

Case 2: If you are the societies man:

  • Rudn and all that whatever on Chakri
  • CBR-2, Up Country, FOECHS, Taj (they had quite a show going on in their site office with lots of crowd and booking)
  • Nova, AWT, C-18, Wapda Town

But i think awt and sangjani area is more secure and risk free. But new society files on chakri road have some risk involved. Also awt is not just depending on one road. It has already cpec and motorway access. It will definitely get an access to margalla avenue and gt road. As folks on MA will be the topest elite of F, E, D, GHQ, airforce and naval head quarters. The would definitely arrange a proper connection to Motorway, airport and cpec. so in a year or so MA will get a proper connectivity to motor way. And best possible route is sangjani to awt interchange.

Nova is a mess. They do not have land & they also stopped taking installments from the buyers.

Chakri ka 5 Wala plot 10 Hona is same like some B-17 or I-series ka 1 Wala 2 crore ka ho jaana. Percentages remain same but we know those who are into dirt cheap can have best out of this opportunity.

I would myself pick AWT 9.5/10 times over Chakri but pricing on Chakri/Adyala/Thalian is the temptation.

what you guys suggest about d-17, is this society good for living? Also small investment era in B-17 is almost end. so is it D-17 any good for investment now? how you guys rate D-17 against B-17

Now “Death Valley” & phase-8 is still have a lot of potential for appreciation. In Shaa Allah.
In " death valley" as I was saying for 2 years, development is like ghadar macha hua hay.
But one has to take extreme care in selecting " type of files".
Do not get carried away with the loser’s persuasions…

Despite epic incompetence of Niazi sarkar, major infrastructure has been built in and around zone 2 – thanks to PMLN and the leadership of Nawaz Sharif. This includes:

M2 (Isl-Lhr motorway)
M1 (Isl-Pwr motorway)
M15 (Hazara motorway)
M14 (Isl-DIK motorway)
New Airport
Kashmir highway
Metro on KH
Margalla avenue
Upcoming RRR

This will make zone 2 as new Center of the City.

But this will be organic process just like CDA Zone 1. You should take G13 as benchmark, where a kanal plot has crossed 5 crore. And keep D12 as ideal where it is thouching 12 crore.

Zone 2 will settle somewhere in between at some point in future. So don’t fall for short term speculative investment, it’s all satta bazi and you end up loosing big time.

I am not very sure about Faisal Hills but I for sure can say with quite an authority that as far as my understanding and knowledge goes about (2018 and onwards) *I-14 and I-16 (for that sake), ‘Dropping and People Loosing Millions’ and same goes for many other projects. In recent 3 yrs, Jan-2018 to Jul-2018, I-14/16 saw big jumps and in worst case for next 12+ months there was stagnation and minor rise till Feb/Mar 2020. Since than it’s a regular upward trend and post 2020 I-15 got into the equation.

DHA valley has been a mess and will be a mess, if nothing else l, one fact alone that it looted families and widows of Shuhada. Was DHA going blind when it was issuing DHA city allotments on it’s letters to Gen. Kiyani Brother (Kamran Kiyani)? Was DHA unable to see what’s happening to life long savings of of Shuhadaa Families and Widows. Civilians ko tu Chalo goli Maro.

Save my post: if some day DHA valley delivers, it will impose hefty surcharges and escalation prices that Valley file will not be worth.

I wish to be proven wrong but haven’t we learn in decades how these people work to loot in the name of files? Isn’t the pattern too obvious.

D-17 (Margalla View) has good location but average living same as G-15. You can’t compare it with Multi projects, which are considerably more modern and luxurious than their neighbours.

I my self have investment in i-15, i-14, b-17 and fmc but i never saw a loss. Prices stops for a month and some investor sale their inventory in hurry but overall these areas are still in 150-250% profit in just two years. Faisal hills only none possession files dropped around 5-10 lac but that is understandable as that is just pure investor game and right now very few genuine buyers there. Same can happen in dha velley if the none possession files increases above certain limits. As I don’t take any big risk so i will never invest on RRR untill and unless actual ground work starts.

The talk in the town is Nova Commercial (pre-launch).

I am skeptical of this NOVA thing but the temptation is in Pre-launch and the Pricing, short-term gains.

Let me be devil’s advocate to start with the negatives:

The Nah bits

  • NOC not in hand
  • Quite a set back after last RRR backdrop
  • Rumors are more residentials sold than land available (though unfortunately usual practice in PAK to sell first, buy land after).

Good Vibes

  • Developer have good reputation
  • Initial developments done
  • Developer has ambitious commercial plans in LHR (Walton Airport Land)

The Commercials

  • 15 Lakh per Marla (Sizes = 4, 8 Marla). new launch residential is 5+ lakh per marla
  • Pre-launch so quite throw away
  • limited available in prelaunch

Pre-launchs have helped people make some money and its evident most recently with Capital Smart abd Rudn.

1.75 - 2 lac profit already on NOVA in last 48 hours …

The dealer that was willing to give 2% rebate, pretty much showing a Cold Shoulder now at even at 0% rebate, infact asking for profits of 50K upwards to 100K

I am from Attock district and know well NOVA fraud. They do not have land & prices are all hypothetical…

Gents, the actual plot that is being missed here in ifs and buts is cashing on in timing to enter and exit timely … I know people who had a clean enter and exit in 24 hours with 1.75 to 2.0 lakh take home in the process.

  • Yes, as I wrote explicitly I am skeptical of NOVA folks (one may refer to to the goods and bads that I mentioned on very first post).

  • They tried to cash on RRR (pretty much like P8-Ext. Rudn and all alike Mickey Mouse projects) but as soon as that Scam emerged they had big setbacks!

CDA focuses attention towards Zone III, the area between GT Road and D-12, along new Margalla road. Once the project kicks off and MA completes, prices in this area will go through the roof. Early movers will get huge advantage, but the return period would be long (5+ years).

True, CDA works a bit slow, hence, seems like a good long term investment. Islamabad has to expand towards the Zone 2 side, that is the logical next step I think.
