The over-hyped b-17

Islamabad Zone 2 specially along Srinagar highway will get fresh hype with the launch of Metro bus from Peshawar Mor (9th ave) to new airport next month. There is lot of road infrastructure activity happening in zone 2 that shows good prospects for price rise and new projects starting in this area.

50x90 in B Block would cost not less than 30 million but a good location plot in C block is in range of 25 to 28 million. Will make no difference in long run so worth preferring C over B block for investment at the moment.

Maaz bhai I think you are quoting old rates. Can someone else please confirm again?

That’s what I found based on ads posted on Zameen.com and my conversations with a few dealers a month back. Any member who has recent experience of actual deals may give their feedback.

Thanks but I think Zameen ads are not reliable, just the other day I saw ads by an agency that had the following rates for 1 kanal:
2.50
2.55
2.60
2.65
2.70
2.75
2.80

Which seems like a joke or manipulation of rates.

Never trust on Zameen rates…there are big manipulations at that place…

So do you think rates on Zameen are higher side or anyone have an idea of current rates of Block B and C?

On Zameen rates, a mafia is in action & they always try to jack up or jack down the market as per their vested interests & their is no authentication or regulation practice from zameen boys.
When you call them, plot is either sold or buyer not ready to sell…
A little % is genuine but then usually posted rates are higher than the actual rated on ground…
About B17 blocks other members please help as flactuations like ping pong game for the last few months…

@mdanish and @asif.khan9, property listing on Zameen are not verified. These are published by the dealers on as is basis and sometimes without specific details or identification such as plot number. At times it makes sense, because they don’t want the buyer to go over their heads to contact the owner directly or to another dealer. But some dealers put up fake listing just to draw traffic towards them. Sometimes the same property is listed by one or many dealers multiple times in the same day that gives false impression of market activity. So there is a whole lot of variety out there.

On the other hand, prices of the same size plot within the same block can vary substantially due to various factors: location, corner, park, open views, boulevard, height, land compaction, to name a few. So the price variation of 1 kanal that Asif mentioned is not uncommon, unless it is for the same plot.

But you MUST NOT trust Zameen listing entirely and must contact some local dealers as well to get the word of mouth about prices and market direction. Shopping a property is pretty conventional here and deals are done on table. Listing on website is just an indication of market direction and its activity.

There are many groups of each society on facebooks where you can ask for plots/files directly from owners. You may get the idea of prices and also directly deal with owners and rest paper work can be done even by any property boy/office boy of property dealing offices.

@salah_mahsud dear, welcome to the forum. It’s good to see new members joining. However, it is sad that many good old members have deserted the forum possibly due to deteriorating quality of discussion.

One of the best bets may be OLX online to get it from the owner directly.

Thanks everyone, interesting points. I think another way to judge accurate rates is to look at nearby societies and then have a rough idea, keeping in mind the development and other standards.

best is to visit local dealers sitting in society, I also can provide few numbers of dealers but do not rely on theme blindly and do your own homework.

I am getting very different rates from dealers. The difference between the lowest and highest in the same block is 14 million! This is not possible.
