NR after membership requirement letter for Dec 31 2015 deadline DHA Multan issued a second letter that all landed purchase for DHA Multan phase 1 to be needed on Jan 31, 2016. So all land given to DHA Multan before Jan 31 2016 will have files issued in future weeks or even months and years. That land files will ONLY go to DHA Multan phase 1 araa as DHA Multan have not even identified what area will be marked for phase 2. NO files issued yet for DHA Multan phase 2. Army alloted files have to be issued too for DHA Multan for phase 1 area so membership forms will be keep coming for a while :)

When ever ballot is held in DHA Multan only files will be included that have paid their membership forms. Those who dont pay will have to wait for next mini ballots in future but STILL GET PLOTS IN DHA MULTAN PHASE 1.

CMY, My confusion remains and i am sorry for being dumb.I am not questioning the phase issue. The letter you referred actually addressed to all affidavit files holder to deposit membership fee before 31 dec (extended to 31st jan) which will enable them for ballot. So basically it was CUT OFF DATE for inclusion of files for the first ballot. So essentially all affidavit files being traded these days have potential risk for not be included this time but may be in next ballot.

Could you please check from sources in DHA so that exact cut off date can be ascertained?

Cut off date was for land acquisition. So landowners who mutated their land in DHA's name before 31 January were given the benefit in the form of files against their land. This right can be exercised by farmers/Investors any time. These file will be in phase 1 if they get file issued before phase 1 ballot cut off date and membership fee paid. If they dont get the file issued before cut off date then they will be accommodate in mini ballots of phase 1. Further land acquisition is closed for phase 1 and for phase 2 land acquisition has not started yet. Pockets land holder will be allowed to transfer their land to DHA which i believe will be very few till the ballot.

So in short, current DHA Multan files are of Phase 1 and if the file holder paid membership fee before ballot cut off date ( yet to be announced) then file will be included in the ballot. If membership not paid then it will roll-over to mini ballot of phase 1.

Dha Multan official facebook page mentioned that residential plot will launch in next month (March 2016). Below is the text which is available on their facebook page.

There is rumour in the market that DHA Multan official launch is delayed by one month due to delay of approval from Head office. I view this as market manipulation to let market absorb large inventory of major investors. Which was created towards end of January by transfer of big chunk of land. This news will dampen the market sentiments and price may start to go down next week or so. This I hope will be the last time when DHA Multan Phase 1 files will be available for lower price. From here its real take off will start with irreversible gains as soon as market has absorbed the current file glut. So those people who are looking to buy should watch the market and buy now. I hope this will prove the best time to enter the market for short term gains.

Current price in market approximate for 1 kanal file is 32 lac

In near future DHA will launch the project and booking will be on installments, what do you think prices could be for 1 Kanal file.

Do anyone has any details on this

Dear Aamir,

It is my guess that DHA Multan will launch 1 kanal plot in 50 to 55 lacs on 3 years installment plan and the file price could reach 40 lacs at time of file balloting (expected in October to December 2016). This is just my Guess. The project launch is expected in March 2016. After 3 months of project launch they will do balloting of successful candidate for installment plot and after that most probably File balloting will be done between October to December 2016. Other expert on this forum like CMY Sb, MBS, Muhammad Zahid etc can give their expert opinion and advise. Thanks.
