Dear Bros. I asked an opinion around a year ago regarding my commercial plot and still holding it based om advice here.

What is the future of commercial 4 marla in Oleandar. Shall I hold it or sell now? What is the estimated current market price.

@ Ilyas: although this is not the relevant thread to ask this question. But let me reply to your question. The projects are Bahria Hills (on Angori Road).... Bahria Farms (on Simly Dam Road towards Naval Farmhouses), and the third one is inside the Bahria Gold City... All are luxury projects and expansive ones.

@ Investor: Plz go ahead without any second thought... For 5 years or more time frame.

Junaid sb, sorry they are delaying possession of homes... Commercial in Oleander are getting ready for possession. Its price is around 62 to 63 at the moment for open file.

Any future of DHA valley oleander block & bogean villa?

I have purchased 8 marla in 2010 and now it's 2017 all paid transferable and what i am getting 2.5 to 3 lac profit in 7 years BRAVO

Bogeanvilla ka khuda he hafiz paid 9625 $ for 5 marla transferable in 2013 and today i am getting 5.5 to 6 lac net (3 to 4 lac loss) again BRAVO

Any update regarding development?

Any chances to gain at least same amount invested?

Any time frame?

I am in Pakistan and visited DHA valley and BT phase-8.

They have installed street lights and Oleander & Lilly blocks housing DHA homes are under fast development pace

Several new DHA home clusters can be seen rising up. All indicators are showing a very near handover but not in 3 months as they are saying?

I think at least 6 months from now.

It is confirmed that Malik Riaz inaugurated the Masjid in DHA homes.

In phase-8, prices are improving for sure

In fact I have decided to get demarcation of my small commercials in Usman block and almost decided to give contract to contractor at Rs 1800 per sq ft with material.

The contractor had to do 5 piles 20 ft deep and 6 feet digging to start unit foundations for each unit.

Visited 2 no if already rented similar units and rent was Rs 22,000 to 26,000 for the full unit ( shop & studio).

The 15*20 plot has seen its bottom ~28 lacs but now the minimum price is 30 lacs

DHA wants to mend its reputation from the homes handover plus at least one residential block with homes with big bang. I think Oleander is mostly developed.

Last quarter 2017 is the handover time, I can see as of now. Baqi rahe Nam Allah Ka.

I used to believe that the only alternate access to DHA home blocks was the expressway which is blocked by dam site but yesterday my man told me that another route is being worked over apart from Kalar Sydan and the one which is in dam in Bluebell?

He would take me to site and show me?

If that is the case then Home blocks are prime candidate for investment in residential?

Yes, alternate route is being worked-out... Oleander avenue, going towards magnolia, then going to bluebell and onward going towards DHA Phase-II extension side... Or you talking about this route?

I have limted budget for investment max 6M, so pls treat me as a younger brother & advice where i have to invest in 8 marla one home or purchase some plots in dha valley Because i dont have any experience nd idea.

AOA, so am i right in saying that the main obstacles for DHA valley are the proposed dam and that DHA is not giving possession of plots up until now?

I see from Abdul Qayyums' previous update that there is development taking place at DHA homes, is there any development on any of the other sectors?

Also is it still the same case that overseas citizens are only able to buy from certian sectors? if so which ones would be the best sectors for investment purposes?

I have only 02 days left in Pakistan and still stuck in my village.

I am committed to confirm the reportedly alternate path to the dam affected expressway!

Pray for me to get out from village and visit DHA valley.

If that path is confirmed then I will post my " prose & poetry" here!

So far only DHA home blocks are good for investment.

I visited earlier in the year and was taken back by all the development taking place hence am looking to invest somewhere for short/medium term.. All the projects seem to have pros and cons. Would it be best to steer clear of the Valley blocks for now?

I will look at DHA homes and possibily one of the projects near the new airport i-16 or Mumtaz city.

Well shaikh bhai,I have visited DHA valley through all possible routes, The road from the first blocks like sunflower to DHA homes will take years to develop, because DHA has not acquired the land yet from the locals. I had the chance to visit I-14, I-16 Foreign Office Cooperative housing society, CBR-2, Top City, Mumtaz city, Engineering Socity, Commerce town in the recent past. If you want quick returns and file type gains, then top city is good. But you want consistent profit and do not want to indulge the file games, then I-16 is the best.
