Thanks for the info bother Kamran, last time i was there i did see a new link road being made off Kallar Syedan Rd but it didnt seem accessible at the time.
I must admit i am new to the Pakistan property game so not sure how all the file process really works? am i right in thinking that files are for undeveloped plots? I guess the market would be volatile to all news in that case..
I like the look of I-16 too, it has a good location and seems to be developing.. I am in no real rush so might just buy a plot there and leave it a few years.

A peaceful protest is arranged in front of National Press Club, Islamabad on Firday, April 7, 2017 at 5 pm.
Everyone who can join are requested to join with at least 1 poster. It is a peaceful protest to raise flag and push DHA Valley Management to complete its promise towards the people who have paid since years and are still awaiting their plots.

Peaceful protest won't work specially in front of press club any way try it and next time block the mall road in front of GHQ also block all the roads entering it make strong speeches and use harsh words against Dha and GHQ then they will take you seriously otherwise they will only give you a lollipop. I am overseas otherwise I would have done it a long time ago what is this Dha "Dakoo Housing Athourity"and GHQ is the facilitator these people have no shame at all.
Also invite Dha ext effecties.

I visited the whole valley and following are my observations:
Most from us used to think that due to the Dhadhoocha dam, the only and only access to the valley is through the Kalar Sydan road which is 7 km from the Rawat GT road take-off!
Good news: There is an alternate wide-access being done right from the upstream of the dam, passing through Magnolia en route to the DHA home blocks Lilly & Oleander.
Only Bluebell, Sun Flower, Magnolia & lesser part of Rose are developed and among them Magnolia is more than 80% done, so is the Sunflower.
Even Lilly & Oleander are less developed than the aforementioned blocks!
I think DHA is purposefully delaying the DHA Home blocks as they are already hot due to DHA homes and DHA wants to put some life in far-located Magnolia, Sunflower and Rose when they announce the Home handover.
I have seen Bluebell and surprised that it is nicely developed and I cannot imagine that RDA will let it ruined on the dam issue. The look is just DHA-2 Proper.
However having said that, The natural bowl of dam is beautifully surrounded by high mountains all around and RDA will need very less resources to make the dam if they ever decide to make one!
When we visited the villagers told us that only this week they metaled the new roads in Magnolia and roads were looking very fresh as well.
I took pics but here at my job place I cannot edit them on my ipad to write on them to explain the alternate road. The alternate access bridge columns on the river are already done.
The access to Bluebell from where the alternate wide roads access turns to Magnolia, is 8.1 km from the Islamabad highway.
The link roads , so far, are so deep that you would think you are riding on the roller coaster. Very scenic but dangerous at the same time!
So far it was good news! Here come the bad one!
DHA valley is very far from hand over except for the few blocks and living in those blocks is further far in future!
We were able to see 20s of earth moving machinery of BT near Bluebell and work is there in progress but MR needs phase-8 like will to complete it but it does not seems likely in valley!

My father purchased an 8M residential plot when he was abroad but now permanently came back to pakistan and looking towards DHA for the handover. What prospect of road development leading to sunflower is expected, do you think that sunflower will be in Dadoocha Dam. Regards
Thanks for the update Abdul bhai… So in essence it may be a fair few years before anything happens with this development? i guess for a long term investment it would still be worth it… As it is bound to develope further in a few years, may require some patience tho… Or would there be a risk of scrapping some blocks altogether?
I feel as Malik Hameed pointed out a protest on Mall Road, Rawalpindi on the Chowk which leads to Murree Road and on the other side to GHQ would be more effective then a protest in front of the Press Club in Islamabad.

Sunflower is away from Bluebell and seems at height and developed as well to bigger extent.
Yes for long term, may be 5 years at present pace, it could turn into some return but the only good blocks as per the present scenario are DHA Home blocks, the Lilly & Oleander. Development may be there in other blocks but LIVING???

Tomorrow In Shaa Allah there is chance for me to go town. I will share on cloud. DHA homes, only the maintenance people are living no owner living there yet till handover.
Valley prices came down a little even the commercials have dropped from 70 lacs to 65 and even less (4 Marla).
Thanks Abdul bhai that would be great.. Is there any indication of when they may start the handover? im thinking for now it may be best to invest in BT phase 8 extension. Prices may continue to fall if there is too much uncertianty

I am working in Qatar offshore.
BT phase-8 extension is good but better open your eyes for the bypass route. Not yet cleared. Might be goood after and around the bypass after final drawing comes out. Bypass will get at least one announced link from Pindi downtown (Dhok Sydan en rout Chakri interchange but Nadeem bhai thinks some other route starting from Kalma chowk). It does not matter if Nadeem sb is right or my info as it will connect a larger part of Pindi to bypass. This will dictate even more productive for this part of the city.
DHA valley will sure rise, it is just flactuating on the management lies. Thay never come clear for the handover date. But Homes are ready in 1000s and after handover the prices will sure atractive at least for the Rawat, Gojar Khan side people. Whwn 1000s of families suddenly shift in one place, the price rise is written in stones.But the lies of DHA is also written in stones!!!

I wasnt aware of the new link road, i did read about it on another thread on here the other day. Last time i was there i spent a good few hours stuck in traffic after Rawat,that whole region will definately benefit from a new link road.
I must admit im not too clued up on the whole geographic of the area, but i did drive through phase 8..and it looks very impressive, what stage is phase 8 extension at have the done handover?
would you know the prices for DHA valley 10 marla or kanal plots? and what prices have they historically fallen from?
Sheikh bhai, DHA Valley may sirf 5 aur 8 marla k plots hein residential... Commerical 4 aur 8 marla k hein.

If you meant the alternate link road of the DHA valley to DHA homes, it is being done and away from the dam area thru Magnolia and reaching DHA homes. I have seen this most recently. Actually we drove on a new section done just a day or two before.
Having said that the only bridge which connects this alternate access, is not done yet! The pillars are there.
DHA valley has only 5 & 8 Marla plots, no 10 Marla or kanal. Commecial are there 4 marla and 8 marla.
They were put on sale in 2008, I think, and were priced at less than 9 lacs. Now the most expensive ones are selling around 15 lacs, make a flatuaion of 10 to 30k.
If you ask me valley is just the two DHA home containing blocks, the Oleander & the Lilly, rest of valley!
