There is positive vibe in market about valley. Two of my friends have sold there files in last week with 1 lac and 1.5 lac profits on book value of plots. Furthermore, since lots of files have been merged in BT ( as mentioned correctly by Sohail Bhai as well) its definitely going to bring positive impact on valley. Dealers from KHI have bought files in bulk as BT KHI had given option to merge valley files in their few new project. Its first hand information as my friend went from Dubai and sold his file.

Aoa, I have one plot in valley Rose block. 2 years ago we applied to transfer our file in BT but never heard anything. Now, i heard its also been offered, so how I can do the transfer? is it worth to do the transfer?

Any one can advise me about DHA Valley overseas block, as I have plot since balloting and fully paid. I want to know about the development of this block and opportunity to build house there.
Malik Riaz is buying DHA valley in 1000s. It is not only BT Karachi factor that dealers are becoming crazy in buying DHA valley files.
MR will return with a big bang and you will see these files will be doubled in 2 years!
Dam drama is now no more bar on DHA valley development. Some blocks are more than 70% developed and now if you call dealers to sell your file, they would never leave your drawing room until you close the deal with them.
BT is targeting a huge number of buyouts in DHA valley so that they could sell on high price later!
May be he is pressured by GHQ to reduce the actual number of plots in market as he earned billions out of his deal with DHA Valley and its time to come clean on his past for this specific project. That may be the reason he is pulling out some plots to bring the demand and supply in line. Anyways its all speculations

Buying of valley files by bahria is confirmed news but what is the bottom line, I just added my 2 cents!
I cannot think MR will buy just for nothing?
He is in pain after giving his developed GC to DHA and this huge buying will sure eventuate to his credit, how exactly?
I would rather go with what I already said: For selling later as some blocks, such as Magnolia, Sunflower and some other will be fully ready in less than 2 years time..may be even early!
Some 8 marla are touching 16 lacs and sure out of negative bracket now.
So Abdul Qayyum bhai it will be good investment for 1-2 year ?

I can submit an example: In the past, in valley some 3,000 files were bought by DHA/HRL and people went crazy to buy in valley. We spent days in Pakistani to close deal but were not successful. This was some 7-8 years before or may a little earlier. A 8 Marla residential was jumped up to 14 lacs and a 4 Marla commercial reached to 70 lacs, which is now at 52 lacs now, by the way!
Recent heavy buying in valley is ringing the bell in loud and clear.
How much more increase you expect sir?

Rise in value is hard to predict but when in the very same vicinity a 5 Marla in DHA-5 is selling more than double price, a 8 marla in valley has to rise to a lucrative level.
Sunflower is a star block and pretty much developed. When you have been waiting for almost a decade, wait some more as property is on halt anyway!
Abdul Qayum Sb. I will hold the file as per your advice. I never heard about DHA-3,4 and 5. Where these phases are located. I have seen only DHA1,2 Extension and valley. Last month somebody referred DHA 4 to have an idea of some other property location. Regards

DHA-5 is what was DHA-2 extension and part of Commoners town before. DHA-3 is what was BT's garden city and Rawalpindi housing society was before and hopefully bahria Hamlet would be the next hunt of GHQ. DHA-4 is what was DHA-1 extension before!
Finally Dhadhocha Dam is approved by chief Minister Panjab Government . Funds are allocated for the Dam.

Dhadhoocha has been a playing field of all 04 players: DHA/BT/RD & Punjab government. This was main excuse of valley's slow development. It still does to lesser extent as Shabaz has reversed decisions, twice, since the recent budget?
He silently took all 2 billion, allocated for the dam, to his Orange train but there was too much noise then He reversed but still not clear whether or not these funds are actually reversed?
Now Bluebell block is main “mudda” as dam needs a larger part of Bluebell but there is a problem there!
All commercials are with big brass and they never sold their plots as block is at the entrance of the valley and closest to Islamabad highway. Bluebell is developed on parts but looks nice and those bigger commercials were 2-3 crores price when DHA/BT/HRL/RD/Punjab government kept themselves silent and let the bock developed!
DHA valley expressway has to pass through Bluebell to reach valley’s other blocks.
Now DHA valley has access from Rawat side which is not bad but not as good as Bluebell side!
Now dealers are mimicking that there would be a bridge somehow and somewhere for IH access apart from Rawat? I do not know from which to which point exactly!
Now if Shabaz is not playing an election drama again regarding Dhadhoocha dam, it is great news for valley’s future and may be this is one of the fundamental reasons of heavy buying in valley!
