Dhadhoocha has been a playing field of all 04 players: DHA/BT/RD & Punjab government. This was main excuse of valley's slow development. It still does to lesser extent as Shabaz has reversed decisions, twice, since the recent budget?
He silently took all 2 billion, allocated for the dam, to his Orange train but there was too much noise then He reversed but still not clear whether or not these funds are actually reversed?
Now Bluebell block is main “mudda” as dam needs a larger part of Bluebell but there is a problem there!
All commercials are with big brass and they never sold their plots as block is at the entrance of the valley and closest to Islamabad highway. Bluebell is developed on parts but looks nice and those bigger commercials were 2-3 crores price when DHA/BT/HRL/RD/Punjab government kept themselves silent and let the bock developed!
DHA valley expressway has to pass through Bluebell to reach valley’s other blocks.
Now DHA valley has access from Rawat side which is not bad but not as good as Bluebell side!
Now dealers are mimicking that there would be a bridge somehow and somewhere for IH access apart from Rawat? I do not know from which to which point exactly!
Now if Shabaz is not playing an election drama again regarding Dhadhoocha dam, it is great news for valley’s future and may be this is one of the fundamental reasons of heavy buying in valley!

Recently i purchased an eight marla residential plot in Blue Bell, what are the future prospect of residential plots with small ticket?



Is it good to hold on the investment or sell it?

Bluebell future is difficult to tell unless dam location gets decided in black n white. People are saying different stuff every day which passes by!

Bluebell was the most attractive block in valley and still is but unless dam location or HEIGHT of bowl is decided it is hard to advise, at least for me, sir!

Other learned members can advise better.

As per confirmed source very soon work at Dhadhocha dam is going to start.

As a thumb rule 3 kilometer there can be no structures or housing near Dam .

This area is kept safe for Dam maintenance shelters and for safety in case of over flow of water from Dam after heavy rains.

What is the status of Rose Block, I am holding the plot for 3 years, I bought it 16 lac, but prices seems very low :frowning:

Abdul Qayyum sab the most updated person with regards to the valley may shed some light as news in the market are not favourable to vallians. Despite peeps getting possession their is not visible appreciation in the prices.

Once again Dhadhoocha dam is in limelight.

It was declared in the current budget to be built and funds were also allocated but this Chota Bhai wanted to take all dam money for his Lahore dream projects, as stupid as He himself is!

Recently RDA suddenly realized the water importance for Pindi and released a hand out to media that funds once again available and dam will be built.

After this news valley once again got shot in the foot and prices are struggling as dam height will dictate the the exact no of valley blocks to go in water!

Now patwaris in Pindi want dam for their votes and Chota wants his train in Lahore!

For his votes! Who wins not clear but I would rather go for Pindi pstwaris.

It is better to wait and see who wind?

In 80s / 90s underground water in pindi/isb was 100 feet deep

in 2000 underground water in pindi / isb reach to 150 feet deep

now its reaches to 400 feet deep.

And now its prediction if 3/4 years same dry season continues as current year then it will reach to 500 feet deep.

this shows dam is how critical now. These dams provide water and also underground water table increases.

This dam was planned 10 years ago… its a shame still there is nothing positive happening with regards to its construction except for news in national dailies

Sorry I was busy in my annual leave and could not log on.

For water shortage, you are right it is a threatening situation for twin cities.

I think DHA-2 & phase-8 are best for quantity & quality of water. In fact phase-8 drinking water has been tested by 3rd parties and declared as best quality drinking water even better than DHA-2. BT phase 1-6 are not good for water supply. BT is providing tankers but not as good as phase-8 & DHA-2. For the capital, water points are polluted and none of the points is healthy. Also G-13 has a chronic problem of water shortage. I personally prefer outside CDA sector living as DHAs, BTs, zone-2 developments once fully ready, CDA will drop on prices if they perform as per the present situation.

1st time in history, CDA prices saw decline even in F sector. A Kanal old house which was costing 8 crores before is now available at 6 crores.

AQ sir u are right.These good for nothing CDA sectors has surely seen a decline.And if by any means,MR solves this enclave access issue,then one can have real development standards within Isb and the prices would be astronomical there if the access issue is rectified.

In zone-2 and that part of the Pindi:

B-17: Sector-D to be avoided and development is not as good as BTs & DHAs/Emaar but access not bad.

F-17: Good looking but (no offense) schools and access pathetic as Afghan kids are without manners and these families are herdy nature, if one comes other all will follow!

F-18 Faisal Residentia: Same access problem.

AWT: Electric poles all around and drain lines were installed smaller. Good access thru flyover.

TC, Mumtaz, Ghandhara, UT and all are for investment not for immediate or near future living.

G-15/16: Narrow access not as good as BTs & DHAs standard.

In my opinion, all zone-2 is good for investment but for living it is hard to suggest when better ones are around!

For investment, even in Ghouri town, people made money like fortune as population defines the worth of the place, moneywise, but for an esthetic living Ghaouri town is a mess.

A game is being played in valley!

The expressway is purposefully not being extended as 1000s of sold files ( Dhadhoocha dam affected) need to be shifted to Karachi for a later minting in the name of dev or some other charges.

If MR develops expressway now, people around the dam location will refuse to go Karachi!

Initially they paid 1-2 lacs profit for mass shifting and flocks of people shifted as well.

Now even one earth moving machine is seen on expressway job, plot prices which are dirt cheap now will get doubled.

Dam has to be built now and after most files shifted to BTK, expressway will get developed and MR will make dhamaka return to valley!

It will not surprise me if MR develop a picnic point at dam site!
