Previous predictions and comments sab bakwas hai . Dha valley main kuch ni ho ga until next 10 years . It is a flop housing project.

When it comes to valley, the most credible news is “no credible news”!
The reasons is, Brass, Mali Riaz and HRL were all involved in the filthy deal.
The comment, I posted is what is being heard all around. Had it be known the exact dam location, DHA valley must have been most wanted place at Islamabad highway!
They say, Bluebell and Snowdrop are bigger candidates to go water but then why Bluebell is under heavy investment of retired and serving Generals?
So far this place has been playing filed between MR & RDA and it still does to some extent until Punjab government comes out clear about the Pindi water severe problem in near future.
They have done credible research and it is written in stone that water level is dangerously down in the area and most new tube wells going dry in 5 years time!
Apart from Dhadhoocha, there are full blown villages in valley and they will never get vacated.
Magnolia, Oleander, Lilly, Sun flower and few others are at height but the height of the dam itself is not decided yet which could put more/less area in water?
People are in unison saying that most of the dam plots has been shifted to BTK and DHA valley will get a rise in near future after expressway is put under extension.
I counted some 35 earth moving machines working in valley when I visited the area last time but the project is so huge, it is still not visible like Pindi BTs & DHAs claimed land.

Unless dam is decided, it is difficult to tell but as per the ground situation, Magnolia, Sun Flower, Oleander & Lilly are at height and good ones to invest. Oleander & Lilly are totally out of the dam and development is going on and pretty much developed. Oleander and Lilly are housing DHA homes.
8 Marla at just 14 lacs is dirt cheap so is the 5 Marla. For investment pint of view zone-2 may prove as good as DHA valley but after Islamabad highway becomes signal free and dam location/height gets decided, this place will be much better than BT phase-8 as it is good old DHA.
In DHA-2, the less attractive part, the old commoners town, sector-J , where narrow streets & small water lines are installed, a 5 Marla costs not less than 70 lacs!
Now think of DHA valley wide roads, at Islamabad highway and 8 Marla @ 14 lacs, may be even less!
I think the moment dam decision is taken, these sectors will get high jump as expressway will get its extension to join the dam-free blocks.
IT will still take minimum 5 years and maximum 10 years. Any kind of gain expected in dha valley is minimum 5 years. It is a very long term investment.

dhachoocha dam is a naturally built dam and most economical.The fight is between the army's fat investors in Bluebell where expressway has to pass through as per original design and MR/RDA drama. An honest govt has to make the dam on its intended location. New election will decide.

A bigger part of Bluebell would be in water as per the original drawing work but as big boys invested crores of Rs in Bluebell mainly in commercials, there have been attempts at highly placed sources to change the design/location of the dam. Even an alternate location was suggested with monetary backup to RDA but Punjab government has been determined to keep the natural bowl of the dam.
The part of developed Bluebell is beautiful. Expressway has to pass through the Bluebell. This was once the most expensive block in DHA valley.
Sir, when orange train can gulp more than the full Panjab education budget, the location/height of dam can also be compromised. The problem is no decision till now!
I think you should sell the plot and invest in zone-2 legally cleared society or buy a plot in DHA valley in my aforementioned blocks. BT phase-8 is also another candidate but the way our SC is making wonders, BT may face trouble but the developed BT is second to none. Think of BT hamlet as well, if you can put some extra money. Orchard still no development even though they beat their drums too much at launch!

Sir I am an expat and have one plot in Marigold block. I have never heard its name in any discussion here. Also living abroad I have no other way to ask anyone about its details.
Is it a block in the air or actually exists. Can you please shed some light on location or prospects of it. Would be really thankful

Better to sell this plot as the far located plots in DHA valley still have some worth for Karachi shifting. These less developed blocks have almost same price. If you cannot afford to buy in zone-2 or in BT Pindi confirmed plots then sell & buy a plot, I mentioned above.

Should I consider Oleander OR Lilly Block ? What I understand that these two blocks will get first possession in upcoming year(s)?
Secondly if we Compare DHA Valley with BT-8 Extension which one holds good worth ? As they have shifted many DHA Valley allotes to BT-8 Extension.

DHA valley, Oleander and Lilly both are at same level but I would prefer Oleander.
Valley is a lot better if you prefer capital nearness as phase8 is Pindi thing but if you get a plot in BT Garden city in zone 5A , you will be placed at GT road and bigger part of garden city is in Islamabad.
Garden city is gone to DHA-3 which cost like fortune now but some plots are in 5A with BT and worth of investment.
A 5 Marla will cost you around 30 lacs but the same in near DHA-3 is more than 42 lacs.

I would advise to hold in Oleander çommercial. A 4 Marla reached up to 68 Lacs in past and it will appreciate again.
After July, Munshi tax law will be gone and real estate will get boost In Shaa Allah.
The value added property has already started rising on slow pace.
Proof: As I already wrote here somewhere that I bought a 6 Marla in BT E-1 at 28 Lacs and sold recently at 31.5 Lacs and after taking advance, 32 offer came through a dealer! Yes a dealer which means it is above 32!
