Do you guys think its justified to pay extra 425,000 for development charges? What is the proper forum if someone wants to complain.

I think this is very reasonable money. You can complain to start the process but dont delay in making payment.

Received a letter from DHA for my dha homes house that they will charge NUF from april if i dont take possession. What about deadline of project completion of plots, they should also be penalized for not delivering plots…

Being an engineer i have never seen such a worst quality of construction as they are doing now in DHA homes...... i had visited myself a month ago and was extremly disapointed to see the word DEFENCE is being sold to people in such a worst and poor manner pa Wallah..... The CMU walls being built as partition or whatever were not better than mud wall in strength..... please bros you need to visit this DEATH VALLEY yourself and if you have the least sense or acknowledge of construction then In Sha Allah you will never imagine to return here..... bros even if you have a plot in DEATH Valley, then still you need to visit this valley yourself and analyse HER critically....

If you feel that DHA is trustworthy brand and you will make money out of DEATH VALLEY or you will live there peacefully........ i gotta tell you that YOU WILL NEVER MAKE MONEY OR DO BUSINESS OR WHATEVER IF YOU WILL PLAY SAFE...... good luck amigos

DHA valley was a project of bahria town since last 8 years. Only DHA name was used while all construction and land acquisition + development were responsibility of bahria.

Only last year DHA has taken over the responsibilities from bahria.

There is a lot of hope now in this society

Guys has anybody paid the SDC installments? I have heard people are protesting in Islamabad for these SDC charges. Shall i pay or not?

We have paid it. All housing societies these days ask for development charges in excess of the plot price

What is SDC and who is asking it? I received a letter for 2500 monthly charges for non utilization from April onwards.

Is it good to hold plot in Marigold 8 Marla or sell it… What is the market rate for it for a category plot in Marigold 8 Marla as I want to sell it and buy a plot in some other area.

In Jasmine block I have 05 marla plot with 11 installments paid, and one is outstanding. I have note received any notification from the management advising to pay development charges, though a few in my acquaintance have received this notification.



Can any member advise on it as to what to do? should I sell it out? retain it? whats the likelihood.

Pretty soon DHA valley will be handed over fully. Now it is exclusively defense and no bahria town.
Army needs money and the only way our army can sustain is to raise resources on their own.

You have waited so long and few months more will not hurt you. Army will rack huge sums by selling valey commercial and residentia in 1000s.

DHA valley again balloting has been carried out on 22-04-19:
Overseas block successful owners of 8 marlas have been shot by 6,000 $ in the name of SDC ( service development charges) but can be paid in installments.
Other blocks Rs 4,25,000 per 8 marla to be paid post file verification.

Please visit DHAI web portal, put your registration number and see for yourself.
DHA valley all geared up to make money piles from the ready blocks. Commercials plot owners also likely to be shot in foot on the so called development charges.

Then Should I pay my last 12th installment? or wait for any request from them

IF you get successful ballot, they will send you a letter at your registered address to pay final installment and get allotment letter. Then they will ask for Service Development Charges. Its 52k every quarter for 8 marla plot. Total of 4,25,000.

If Punjab govt really makes the dam and completes it as they promised, this is a very good news.
There are mafia after getting land around the dam wherever it is built old location or at the new location as they want to make a picnic point around.
DHA/BT wanted to make the same but it seems Punjab govt baboos have opened their mouths to mint rather than giving chance to DHA/BT.
Having dam in 1.5 year time, can rise DHA valley/Homes to sky high level. If it does happen, a 8 Marla in possessed block can go to 50-60 lacs at least.
