Riyadh sahib is totally right…,., such a worst and poor construction can not be even seen in the villages… Stay away a 100 miles radius from DHA valley… i have three plots in this stupid valley and this is my only worst investment of my life since 2008… a couple of months ago i visited valley and i saw the grey structure and i had never such a worst quality of construction in my whole life…

Dears, Salam Alaikum, I have my own beautiful brand new house at heighted location in DHA Phase 5 B block on double road (5th Avenue) for sale.
It was built for my own. 5 Beds with attached baths. Wood, Tiles, Aluminum, bricks everything is used A class as anyone for their own house will use.

Everyone is keeping mouth shut on the specific location and Punjab govt has already gave green signal for the Dhadhoocha dam.
I will clear this million dollar query once I visit back to Pakistan. This can be cleared only & only from the DHA valley cell in GHQ.
I am now setting up for Canada till Jan-2020. By that time may be it will be announced in open as dealers are increasing prices.
At this time, I can only say that a lot of activity is going on within DHA for more possessions in near future.

2-When is the possession expected.....dealers tell from few months to 3 yrs? I believe it is a wild guess.

Bluebell is the very 1st sector in DHA valley, approaching from Islamabad highway.
No doubt the best place if investing in valley, almost fully developed and scenic one.
8.1 km from the highway and almost all commercials around have been bought by brass since its announcement, years ago!
But later the dam issue stood up and as per the Punjab govt, the initial dam bowl/lake contains most of the Bluebell & some other as well.
But now Punjabi baboos finally cleared the dam issue but not in open yet...You know the corrupt practices in Punjab govt even the present govt is handicapped to put a curb on them!
There are only 3 ways to know the agreed dam location:
...The GHQ directorate
...The Patwaris who are involved in land demarcation
...The draftsmen who are bending behind their cameras on the location.
I am not in Pak until sometime and each dealer sings different song when approached for!
I was interested in buying at Bluebell but confused due to three reasons,
1- I feel its price is decreasing and currently its 16-17 lac for 8 marla
2- Dam location and Bluebell location
3- Very high transfer rate @3 lac for 8 M
Can any Guru comment on my observations?
1.Worth buying at this price.
2.Dam site is shifted to sunflower.
3.From where you get this information regarding transfer fee of Rs 3 lac. If you have its breakup please share.

I am also confused but when i checked from two dealers and they say same. About 3 lac for 8 marla with 25k / Marla tax with some additional transfer fee and advance tax.
On the internet i just see that but that seems old to me
Transfer fee and tax is applicable to files that have been converted by owners who are paying service development charges now.
Few months ago, open balloted files were sold and it was only charged 5,000 for transfering them.
