Lilly is one of the best blocks. Right now Oleander is most hot but both are connected to each other and both housing DHA homes in clusters...
Reason why it was taken out from Rose is that a tiny part of Rose will go in Dhadhoocha dam water. Dam work is approved and land been acquired even near Rawat industrial estate. Big parties are now jumped in the horse race to buy lands alongside dam to make picnic points!
DHA "ab bunday ka putter banney jaa rahi hay...mujhe esa lag raha hay".
But please never ever go for unballotted plots..not at all but do not worry about plots going in watar, they will definitely transferred to the good locations if paid fully or near to full. Still shifting modality is not 100% confirmed for the ones but DHA reportedly likely to have good heart for the partial payers as delay was on DHA end not on the poor buyers!

Thanks for reply but actually my plot was reballoted from Lilly to Rose. My plot was in first reballot. I have paid all SDC charges till now. Just hoping they will give possession soon.
More views because of AQ sab otherwise it dead valley as i have two files since 2012.
At that time i invested B-17 E,Top City C,F blocks,I-14/3/4,Dha-5 which was before Dha-2 P,Q blocks,Bahria E,F,M and Abu Bakar act and most investment give me much return but in Valley case i can't comments just it dead like 2012.

People lost their hard earned money in this project which has been reduced now to only few blocks. So far only 10,000 plots which could possibly be possessed.
But these few blocks now able to return some but as I am saying good profit after possession and construction clearance from DHA.
Main reason of appreciation being availability of DHA homes where families have started living now.
For small investors, it could be good for 2-3 years projection.
Small investors now have few options in twin cities...baria orchard...phase-8 extension and DHA valley.
DHA has spent so much millions in announced blocks and they will never block their spending in mostly developed and balloted sectors.
Respected Nadeem Sahib, Even if the prices of death valley are multiplied by three at the moment so the worth of the money would be equal to what we invested in 2009 0r 2012 approximately… I am getting out of the death valley next month…
Not just for valley but it applies to almost all products services delivered in PAK. Once you have collected the money and utilised it elsewhere the motivations, commitments, finances take a nose-dive.
Whatever, delivered and whenever don't be surprised with massive additional charges in the names PKR depreciation and all that BS to get new round of finances to develop it. Unless there is some gold mine of commercials that lays there to be unlocked (doenst seem to be the case as of now) ...
Dha valley old time investors are surely in loss but the most recent investments are highly advisable as per the current situation and the current market projection.
Having said above, one must opt for at least 2-3 years wait b4 prices in valley could give lucrative return.
Even my trusted and honest dealer who mostly deals with my investments, is against DHA valley but I think valley has seen it's bad time and possessions on the way of all developed, well mostly developed, blocks.
I have been saying that new townships take decade b4 getting matured on prices but in valley dha homes will act as catalyst in this regard.
For small investors there is horse race now between valley " reballotted" plots and phase-8 extension/orchard & other non-dha/bt files.
With my little knowledge, dha is solid candidate as winner.

-- These morons will charge big time in the name of extra charges if and whenever further Development/Possession stared.

The only way to be in valley is if you are there already, don't sell off at throw away to minimise the loss. New entrants can have tens of other progressive project. Just a humble opinion of myself in regard to valuable insights from the Guru AQ sb!
Sir, can any one please guide what is the current price of reballoted plot of 1st phase. Also, last month they gave possession to some few plot owners. What is the ongoing price of those plots?
I invested in this death valley 2 years ago hoping to get return in 2-3 years. DHA added SDC in same time and now I have paid 4 lac extra on top of original purchase with no return in sight.
Aldo what will happen to the thousands who hold files, paid all installments but we’re not included in ballot? I’m stuck with an 8M file with no surcharge in Daisy block.

@Abdul Qayyum Sahib, I will be grateful if you can give us a latest update on DHA Valley.I am an old retired person who invested all my retirement benefits in Valley in 2 Residential plots in Rose and Magnolia and 2 Commercial Plots in Oleander.
I was successful in residential and am paying SDC but have not been given any possession. How long would be the wait? as for the Commercial no balloting has been done so far.... All this has been disappointing....the wait has been too long since 2008.
Please give us some hope with some inside news Sir.

The whole world is against DHA valley and they are right as investors have been victims of fraud and cheating.
But now situation is quite different in valley.
I have counted some 20 earth moving heavy machines working in field and you can see people investing in dha homes, even some families started living in dha homes.
5 blocks have been almost 100% complete in development and some Shaheed families been given possession of their plots.
One thing I cannot understand, lady, that just opposite of the Islamabad highway, a 5 marla plot in J block in DHA-2, where narrow streets and drain problems exist, costs no less than 85 lacs and the same DHA in valley a 8 marla costs just 18 lacs!
But I think within 3 years, valley will appreciate both on commercials and residentials in the hot blocks...which are Oleander, Lilly, daffodil and others which have been ballotted but not in possession so far.
I know people have been robbed but now time is coming to get some payback In Shaa Allah.
I cannot understand that after having been invested millions on ballotted blocks, dha will run away?
Dha valley officials saying that some more blocks will be offered for balloting in near future.
The wait in my opinion is still max 3 years b4 ballotted plots will give lucrative profit. May be even less In Shaa Allah.
Now RRR is changing the whole scenario and valley will also benefit being just 7 km to Rawat junction en route to RRR.
I have a 8marla reballotted plot in Rose Sector. I have been visiting Rose sector since last 2 years and I haven't seen any significant development over there. It was still like this two years ago and still same, bluebell, rose all sectors. Some cutting of big mountains is done but roads etc were there two years ago and its still same.
When DHA started SDC, they promised that possession will be given in next two years or just after SDC ends. Still waiting for possession. I hope they don't take another 5 years as day by day development cost is just increasing.

DHA Valley Expresswsy decade old issue just solved.
The litigation land portion after 8km of expressway from Islamabad highway up to Bluebell has been just solved.
The dam is in Sunflower & part of Tulip and Dam affectees will be adjusted to better locations.
Expressway halted work has been commenced and now Bluebell, Lily, Oleander, Magnolia, Daffodil...all will have direct access from the DHA expressway right from the Islamabad Highway.
I have been telling valley's future potential but people laughed on me!
As I said before Dhadhoocha Dam will be a picnic spot and completion is in 18 months...Court Judges have stopped the work on dam but govt is comitted to remove all hurdles coming in the way of the dam!
DHA expressway route is now changed a little and now the litigated portion is motorable and no one will attack on the field workers as land has been purchased by DHA.
FWO is the main contractor and NESPAK is on the design bench.
You will see now how valley turns into money making machine, In Shaa Allah.
Better visit location but not on Friday and see for yourselves.
DHA-5, Extension and valley now all connected to Islamabad highway, apart from the Kallar Sydan double road.
