As per the master plan if the express way comes to Bluebell first then Rose block is also going to benefit heavily.

Now the Rawat industrial state side DHA expressway is no more available and DHA expressway will continue from DHA-5 then extension and will join Bluebell.
The land is bought for the new route and all declared blocks have access to dha expressway.
Only sunflower and tulip are in the water and dam water will flow being adjacent to Bluebell downward to DHA-5 side. 18000 Kanals land will come under water till spill over.
The dam affectees will be shifted to new locations.
DHA valley was stalled on only two issues...dam location and DHA expressway...both issues are now solved.
I am trying everywhere to buy plots in Oleander but people held the plots as DHA expressway access can be seen now!
My request to all valley plot owners who fall in the declared blocks...do not opt for exit now....
Having a 5 marla in clear blocks at just 14 lacs whereas in DHA-2, a 5 marla has reached to one crore....is new fortune.
Within 2-3 years, valley clear blocks will shine and give profit more than all other small investments in twin cities In Shaa Allah.
Pls go visit and see the new access on ground but do not buy in any non-declared blocks.

What about small investors like me. I have one 8M plot in Lotus. No idea what's happening there. Unsuccessful in both ballots even though all installments were paid on time. When I call DHA valley, they are always suggesting to wait.
What is your take on these blocks which are located right at the end. Thanks

Lotus is not possessed by dha valley so far.
Nor there any chance in future that Lotus will get cleared.
Cleared blocks are:
Rose
Oleander
Lily
Boganvilla
Magnolia
Daffodil
Bluebell
I may be missing one or two but not Lotus in count

Do not be sorry upon your investment, yes you have lost so much but DHA will adjust you as per talk of town.
Sir @AbdulQayyum sb, what's your take on Marigold. I was about to sell but just came across your post and thought to wait. Socha car he upgrade Kar lain to new model. When we bought this plot in 2008/09 tu taab tu corolla was in that price but aj khali model upgrade is same cost as the full value of our 8 Marla plot.

DHA bought most recently 1800 kanal land and earth is being levelled from DHA-6 (dha extension) all the way to DHA-7 which is DHA valley.
Some blocks are not possessed by dha and probably will never be acquired but ballotted blocks will have now access from Islamabad highway which is best news.
Even DHA-5, numerous number of land sections are under long time litigation!
Sector F/C/D...almost all have held plots.
So is DHA valley blocks.
I am keeping my fingers crossed upon what would DHA valley declare after expressway gets metal road...levelling is on full swing.
Anyways valley clear plots will appreciate as access is now present from IH.
After DHA bought land, you can see massive development in phase-6 and on expressway.
Last 8 months or so DHA-5 all plots have appreciated by at least 50 lacs on average...very strange as ground work is happening but not like DHA-3 army allocation plots.
I visited the whole DHA-5 yesterday and posting my latest comments.
On posession plots, you can never but a Kanal plot less than 1 crore and 40 lacs...in depression yes may be 90 lacs. Even 5 marla with posession is not available below 70 lacs....my Allah what is happening! Is it boom or money being getting white????
On DHA-5, " generalaily road" where Generals are living a Kanal plot is minimum 3 crore plus!!!
So is it right time to buy in these blocks for say a 5 year period?

For 3-5 years valley cleared blocks which are reballotted are advisable.
DHA-5, is getting out of reach very fast but avoid swan river bank plots...
DHA now making river both banks reinforced and water was only up to the adjacent side roads but not very deep to streets, especially sector C river banks which was Q sectir before I think.
Get plot in sector D or invest in valley blocks which are ballotted....but wait is 3-5 years as you said.

DHA-5 has somewhat bad name that plots are being deleted as development progresses and the plot owners are being thrown miles away to different block without owner's consent.
Overseas sectors are being developed eye catching style but plot must be bought in posession area..

" Generalaily" street is in C block and located at the most elevated location in the entire DHA-5 where one Kanal has reached to 3.5 crores of rupees.This street is at maximum height and all capital and Pindi seems way down.
In my opinion buying is advisable near incoming Shifa Hospital which is located between B & D blocks. Here a 10 marla costs no less than 1 crore and 10 lacs.
B & D blocks are just opposite to each other and the cheaper side a 10 marla costs 65 lacs.
Great surprise that last 6 months plots have been appreciated from min 60 to 80 lacs!
Near Shifa hospital plot bying seems sure near future appreciating, either in B block or D block.
F is equally good so is F1.
But posession plots must be bought.....
