DHA Valley

Dear All DHA Valley owners,

Remember, property dealers don't want that you sell your DHA valley plots so dealers will want u to keep dreaming that some thing good is coming. This started in 2015 when some property dealers started, saying that in a year, the DHA valley plot will improve. It will not improve even in next 5 years.

My suggestion, if you have some better options, like DHA 3,4 or 5, sell ur DHA valley and invest in DHA other sector. You still have time.

Since some people have got possessions - Why do you think possession plots will not increase in price? Is it worth the wait for people who are in first reballot and paid SDC to wait for their possession instead of selling now?

And if I sell now - who is fool enough to buy a dead society now? Why would anyone want to buy in an already dead society. Unless there is clear indication that its going to appreciate?

I have been saying since a year that valley's worst time going to be over for only few blocks...so far 5 of them.
A 5 Marla with ballotted possession reached 20 Lacs...one million jump...
A fool could mimic that after possession, the price will remain same with DHA tag and in Islamabad.
Dream societies who defrauded with RDA on RRR now facing music and they are several of them, now on FIA & NAB radar.
Valley is setting up to hand over more blocks but " امرا کی کتیا ) عالمی میڈیا کے مطابق)
Confronting the dhadhoocha dam construction per obvious reasons!!!
Otherwise this dam site will shine valley immediately.
3,000 possession letter voicing up for themselves.

Several passive friends are asking me about DHA Valley most recent situation and a sudden hike post 3,000 possession letters delivered in developed blocks.
I am posting here to reply the respected friends in order to update all.
I have been telling here for almost a year that the developed part of DHA Valley will appreciate, so is happening now.
Several senior members did not agree with me but now they have to understand the reality.
Pls pick up cell and call any dealing office, you will confirm my news.
Prices have jumped up but before making any decisions, pls understand:
There are three versions of DHA valley:
1: The possession blocks already delivered the possession letters.
2: The ballotted blocks but so far no possession.
3: Just files, no ballot and no possession.
The first type, price has jumped up from 12 Lacs to 35 Lacs and more of 8 Marla plot
Second type, price is 20-22 Lacs
Third type, certificates, nothing and total gamble...no need to even ask for the price...10 to 11 Lacs but no buyer.
Upon RRR failures, valley is one of the best to invest now in the 3,000 ballotted plots with possession.
Clear plots and soon construction will commence.
No certificates, no files...only solid confirmed plots with DHA Islamabad development standards & name.
Best time to get out from dream, RRR infected veerana societies, even with loss and invest in the above cited first type plots..
A 8 Marla with possession letter has a confirm potential to reach up to 60 to 70 Lacs after construction activity starts in near future,  In Shaa Allah.

In which of these 3 categories does an 8 marla plot in bluebell block fall?

Bluebell is mostly close to Islamabad highway...just 8.1 km but there is a small patch under litigation blocking DHA expressway which is already built about 8 km & then stopped.
DHA valley ballotted & possession plots are 14 km from IH and still only entrance is from Kakar Sydan double road.
These 3,000 possession plots are at the tail of DHA valley...when these 3,000 plots are 14km away from IH, still no access from IH, has appreciated abnormally...we can think Bluebell which is just 8km from IH & fully developed...if that Sector comes under possession..how much it will appreciate?
I am checking if Bluebell has been ballotted..I think not yet.
DHA is following BT model....develop the far located places and keep the front end for later development as the front end is already gold and can be cashed anytime.
I think 3rd cat plots are not good news and sorry for the owners.
DHA saying that they will adjust them in near future but who would trust them amid their plain lies about the handover since years and years.

I agree to Qayyum Sahib possession and balloted plots will appreciate further from the prices he mentioned. I had already checked from a dealer a week ago and he was quoting the same 35 and 22 for possession plots.

We have not heard anything about the Commercial Plots as yet. I hope DHA includes some of these in the future balloting.

Commercials in possessed blocks are also appreciating.
7 Lacs per 4 Marla as we speak but this is in the blocks where DHA homes are located such as Oleander, Lilly etc, sounds justified as in DHA homes families are already living and once houses starts in possession blocks , commercial might gain again in the same residential block.

DHA phase-6(DHA-2 Extension), one Kanal in sector A, possessed & balloted is trading around 11 to 12.5 millions.
Sector A is only in lime light but B is not hot.
Not bad if held for some time. Now a kacha access could be seen as DHA acquired more land toward extension which is good news.
This part remained passive for long time and still only 1000 or so plots developed so far.
Now there is more land available, DHA-6 seems good in near future, In Shaa Allah.

There is no thing called possession in recently announced possession blocks. Affectees are still effectees. Utilities, roads and land not available and possession letters are issued only under pressure to silent investors for sometime.

A currently serving highup told a truth that valley has only 17% land in their possession. DHA-3 now Serene city area was given by Bahria to DHA to accommodate affectees but DHA sold that separately. So you can imagine there is very less hope. Please don’t fall for so called attractive deals being thrown by dealers and stay away as much as possible.

You are right DHA valley has shrunk to only few blocks, may be less than 17%.
There seems no hope for affectees which is very sorrowful.
Oleander, Lilly, Magnolia, Daffodils, Bluebell & a couple of others are only appreciating on possession letters and these letters are in multi 1000s in number.
Current hope is only in the above said blocks and price escalation is real.
I do not think the 1000s of valley affected will get a justice in near future...
I hope GHQ devise a solution for the affected souls and compensate them as land acquisition will never happen with GHQ.

Any news on the letters received by unballoted home owners regarding refunds?

Is it wise to invest in valley at this stage? Which category i.e. A or B is better to invest?

Both are good to invest.
However one thing to remember:
There is a few hundred meter land to the nearest valley block from Islamabad Highway, named Bluebell, situated at 8.1 km from IH, is in litigation.
A 8 Marla ballot plus possession reached up to 38 Lacs from 18.
A 8 Marla in ballotted with no possession in Bluebell is more than 30 Lacs.
4 Marla Commercial in possession & ballotted now standing at 55 Lacs and still on rise.
Still much better to raise money compared to the most recent prices of B-17.

Abdul Qayyum sir thank you for prompt reply. Do you think even after recent price hike, there is still chance of good returns in 2-3 years?

And apart from bluebell, what other sectors should be preferred for investment.

I think DHA 6 can be a risky investment. Apart from litigations (if any, still going on), it is in closed vicinity to Rawat Industrial Estate. Not sure, if people will be willing to pay higher prices in future. Dha 5 might have higher prices today than DHA6 but will continue to appreciate faster than DHA 6 till foreseeable future.

It's far better to buy a wonderful plot at a fair price than a fair plot at a wonderful price.
