Dha 6 is different from DHA valley. Dha 6 was previously known as DHA 2 Extension.

DHA valley is now DHA-7.

Not issued an emblem but widespread talk of town...

I have to repeat again & again that DHA valley has been shrunk to only few blocks.

Most of it is still in dark age...

Only ballotted & possession blocks are advisable for investment..

Abdul Qayyaum sab, those ballotted and possessed blocks already showed 2-3 times appreciation. Do you think it will appreciate further in next few years? Is DHA valley administration serious on delivery balloted and possessed plots?

Pls understand DHA valley non ballotted plots have no near future...though they are saying next ballot is closed but DHA "close" version is very special....their close has different meanings...
The clear blocks still have good profitability In Shaa Allah, even they seem expensive..
For example 8 Marla ballotted in bluebell at 38 is still cheap.
little section to bluebell in litigation, when clears...this 8 Marla has confirmed potential to reach minimum 60 Lacs.
Also other clear blocks have same appreciation projection.
I used to write 3-5 years for valley investment but now it seems even closer.

Jazak Allah Qayyum sab. I think it would be better to buy reballoted but non-possession plot as that will give better margins in future.

Could you please let us know some inside about Non-Balloted Plots in different sectors of DHA Valley. How DHA will adjust the massive allottes into few blocks ?

2- Is it true that MR(Bahria Town) given Sereen City to DHA to accommodate the DHA Valley affectees but DHA Administration re-launch the Sereen City (DHA-3) plots in open market.

3- DHA Valley has lot many blocks. Any right information you have how many blocks they are planning to finalize after shrunk.

4- Is this Confirm news that DHA Valley has been renamed as

DHA-7 (Islamabad or Rawalpindi) ?

Not trying to hijack your post however it is true that DHA doesn't have land for all the people. For past year or so, DHA has been trying to acquire land but in secrecy because otherwise the hype causes the acquisition to become costly and complex. This is also the reason why they are not giving any maps because of the unnecessary hype that gets created.

In my humble opinion, the non-balloted plots can take couple more years however in meantime, kindly pay any surcharge or outstanding dues because whenever there is a reballot, DHA first prefers those who have no surcharge or have paid all surcharge/dues.

If you are trying to invest then better buy balloted or possession plot.

If you already have a plot in valley which is non-balloted then please wait as there is no point in selling it at loss now. It might take some more time but it will certainly pay off.

One more thing, some people and perhaps dealers say that this recently 3300 possessions are just a lollipop. First i believe it is not, but even if it is, 3300 possessions mean that within next 2 years, a lot of people will be living in DHA valley. For this reason, dha cannot just neglect valley as it used to.

For a genuine affectee, who has waited 12 years already, it is better for him/her to wait few more years and not take drastic decision at this point.

Lastly, the general sab looking after valley matters is infected with covid, once he InshaAllah recovers fully, we will be able to get more information/future plans.

*** Sir, DHA valley as I said, has been shrunk to less than 15%. They are adjusting or ready to adjust the dhadhoocha dam affectees, sunflower & little part if tulip, rest of the blocks have full blown multi- Masajid villages everywhere and like gulberg, wherever you stand in blocks, you will see a village in the vicinity.. valley cannot accommodate all affectees even if they are promising...not they have money in valley account to develop those un-possessed blocks..62 billions were taken out from valley account and were distributed among fraudsters: DHA, HRL & MR.

-----------------------------** Yes, it is true, sir, MR was called in GHQ and was made to sit on a wooden bench for hours and was compelled to sign to handover some developed part of bahria town to dha-3 in lieu of the money He took to BTK from valley account.
Yes, the claimed developed part of bahria was not given to valley affectees, rather money piles are being racked to dha-3 pockets now. That is now called serene city. Some Shaheed families were adjusted in BT here n there but army low ranks and private investors still waiting.

3: DHA were to be acquired & developed by bahria town but MR again defrauded & delayed and was kicked out by DHA from valley... But all in vain..
*** MR used to use Taji Khokhar & his badmuash team to get land from villagers but GHQ cannot use these practices..and also both famous khokhars are now settling their accounts with Allha Pak in the after world ...Allah Pak Karam Farmae...Aameen.
Sir, DHA keeping saying that they will accommodate investors having files of a city bigger than Islamabad and no land in possession?
Only few ballotted & ballotted plus possession blocks are ripe for investment & all other blocks have low fate...may be in years to come some would cleared but:

what is the future of DHA homes.

Good future started but to have a self sustainable community, at least 1 year wait is there…may be little more but once houses construction starts, which is not very far now as 1000s of possession letters have been issued in ballotted plots, DHA homes will appreciate for sure In Shaa Allah.
In fact now DHA valley ballotted & possession blocks are best for investment as per still low in prices, although prices have jumped up recently but a lot of profit margin still exists.

What are the rates of non ballotted files?

Non- ballotted plots investment is pure gambling…after incoming 3rd balloting reportedly expected in Oct-21, can turn to double price but gambling…you may stuck again for years…
Balloted plots are trading around 28-30 Lacs for 8 Marla & possession plots around 40-42 Lacs for 8 Marla.
I think this is not a bubble but house making even in possession areas will take at least one year.

One year? I bet it will take at least 5 years. No one is going to live in a place where there is no commercial activity, schools and hospital etc.

I am talking price wise as with just some possession & balloting, prices jumped up thrice.
Think if just one house starts in any of possession blocks?
The way things are going, house making will start " within one year"…not schools & other amenities…
All amenities are available within 20 minuute drive enroute GT road while driving on Kakar Sydan double road…
Also once DHA expressway is built, which is likely as GHQ deputed a full General to address all valley issues,
I used to say 3-5 years but now as we stand within one year price will appreciate again.

Last month DHA valley ballotted & possession blocks continued to appreciate…
A 5 Marla stood at 25-28 Lacs max & 8 Marla @ 35 Lacs max.
Commercials 4 Marla in the same blocks reached 60 Lacs.
As per my 2 cents, post high prices all around, DHA valley both residential & commercials & bahria phase-8 Orchard are best for good returns…
I have been critic of commercial investment when it is poor residency around but in valley blocks there are DHA Homes in Oleander & Lilly blocks & investment in these two blocks plus the adjacent blocks is good for returns in near future…
Surprisingly, all DHAs in twin cities remained the same in June & only DHA Valley ballotted & possession blocks continued to appreciate.

DHA has delivered letters to DHA Home allottees to pay 2800000 for 8 Marla home & some more amount for 5 Marla home…
Dealer are calling to take plots which are either ballotted or with possession letters & using excuse of these letter given to home owners for extra of payments…trying to convince the residential & commercial plot owners that the same letters could be given to the plot owners…
They are cheating and need to buy plots before 3rd ballot…
Pls do not sell your plots and wait for ballot enroute to possession…
