3rd ballot in dha valley looks like a Lollypop to Valley Victims, Since they were pressurizing DHA for 3rd ballot in Dec or they will start protesting again.

Only 7% to 8% land is developed in whole valley. More than 90% of the land is still undeveloped. and more than 60% has litigation issues.

the price hike looks like a dealer game. they keep it hot so they can trade and after every 6 to 7 months, A big correction or Crash is bound to happen because the trading makes the prices go high and once they get too much fake value, Market crashes.
its a perfect batting pitch for dealers , Balloted and non balloted files with low investment, perfect for there trading game.

Valley still looks like a puzzle. I am afraid dealers will get away with the hikes and common man will stuck again for decades.

Where we can see the results of DHA Valley 3rd ballot and also is it for 5 marlas only and not 8 Marlas?

I also see a good potential in DHA Valley and its time to hold on to your investments to reap good benefits. I remember some property guys scaring me when prices were less than 1 million few months back. Now its 3 times the in just 3 months and yet the property guys repeating same mantra. I will suggest hold and reap benefit as DHA Valley has good future in next 1/2 years as said by Qayyum sb. By the way my file has multiplied 3 times and not possession one.

Ignore the losers who lost millions & still pursuading to invest in the very same places which are still sinking.
2020 first quarter, I advised gulf Friends to buy @ max 18 Lacs in hot valley sectors. Now they are standing at 40-50 Lacs profits, some even more.
A commercial at 35 the then time now at 80-95 Lacs…
After commercial the very 1st ballot which is very near, will sure rise further In Shaa Allah.

Yes only 5 marla

Development work in Valley is very good which indicate that prices are not fake hype. Yes market can see correction but don’t expect plots to go down to 11lac as they were 1 year ago.

Any risk free option in dha valley under 25 lac? My friend needs advice

Non balloted Zero Surcharge file in Daisy, Eglantine would cost around 24 to 25 Lac.
i think that would be the safest option in Valley under 25.
because all the balloted plots are floating around 40 lac.

Rates could go down for zero surcharge files after balloting, so wait for a week and monitor the situation

DHA is developing " whatever they have in possession"…
Pls make sure at least blocks are not full blown villages which will never get vacated.
Invest only in " clear Blocks". Other non clear blocks are waste of money.

Valley is now attracting investment and i dont think anyone can find such cheap options in twin city as well. Last one year prices have gone up by 300% and that itself is phenomenal

DHA valley has been rising not only the fast pace of development in clear blocks but also due to the following factors:
A: Dhadhoocha dam which is in the making & would be a nice picnic point as big boys are buying land around the dam.
B: Funds have been released for the 120km double road all the way to Kotli Satyian which will originate from DHA valley near Oleander block. This road will serve as a redundant access parallel to the main Murree expressway for Imran Khan’s vision of tourism.
These two additional factors are adding to the valley investment.

Zoom out and you will see that DHA valley is atleast 10 years away to develop into a place where one can build a house and live. There will be many boom and burst cycles in these 10 years and it would be painful to buy on top of the boom cycle. DHA valley rates will come down sooner or later. Best places to invest is where people have started to build house. I.e DHA phase 5 now and DHA phase 6 after 3-4 years.

DHA valley hardly anyone buying for making house.
Townships take decades before they are livable.
This was true with bahria Phase-8, DHA-2 & all societies in all areas in the country.
DHA 2 have see more than 20 years, so is phase-8.
PAF Tarmol has seen 40 years. So on & so forth…
In developing societies people invest for money appreciation not for making homes there in near future.
DHA valley for pure investment & carries DHA name. Still rising & projected for further rise post 3rd ballot, In Shaa Allah.

Well said Yousaf sb. DHA Valley is the only place where prices have appreciated 300/400% in last 5/6 months. I was about to sell my plot when i got to know about the GHQ pushing to resolve the legal issues. No other place in world can offer this kind of return.
Secondly, when its near to being livable, the prices wont be 35 lakh for 8 marla but in excess of 150 lakh and hence this argument of building houses does not hold any ground here. Look at the price of 10 Marla in DHA 5 , ABC sectors and you will realize it.

what are the prices of DHA 5 10 marla these days? what is best option under 12 million there.

It is unfortunate that here on zameen, we mostly do not see both pros & cons.
Very few people tell both aspects & some members even become offensive if you voice up both side of a property valuation.
As I told before my several friends got huge profit in valley buying at right time.
Still there is room for good profit but respected members still calling it a " death valley"!!!???
I do not know why???

Big News …
DHA valley Express Highway 35 Kanal litigation cleared.
As per some learned friends, " Death Valley" access from Islamabad signal free Highway is going to be " Life Valley", In Shaa Allah.
Now no ballot file exists in the market …

My comment is not only based on youtuber but also from inside sources…
Phase 6 & 7 are going to be the best investment option besides phase 8 Orchard & Extension…
