AQ sahab, what are current rates of 8marla plots in DHA valley?
As discussed once before, a relative of mine has a bluebell 8marla corner open file (not balloted, surcharge waived off), what is your suggestion, should he sell it or hold?

Before there was talk of town in trading of the files in valley…
There were three types of files being bought & sold on 3 flavours with selling worth decreasing as per the following:
**No surcharge on file since buyout
**There was surcharge but paid off by the buyer
**There was surcharge, were not paid & DHA waived off
Now DHA will accommodate in next ballot giving top preference to the ones who bought files, did not sell & keeping with them as 1st owner.
Now 8 marks has touched 60 Lacs & 5 Marla 45 Lacs ballotted files.
Still profit is expected in ballotted & possession files as development in the five clear blocks is happening very fast since General Nadeem took over valley directorate in GHQ.
DHA gave 1st owner priority because these owners were in 100s number & were rightly raising hell in social media & protest everywhere.
Good investment as per my 2 cents, sir.
What’s worth of such file in bluebell corner 8m?
Bluebell is the best residential among entire Valley…just 8.1 km direct from Islamabad Highway.
Keep the file as per my 2 cents.
After bridge gets completion, it will appreciate further In Shaa Allah.
Thanks for your insight, but the plot in question is unballoted so can DHA relocate it to some other sector? and different type i.e. non-corner?

Non ballotted still in doubt somewhat but as people are holding bluebell, better keep it till next ballot.
In bluebell ther is a uniqueness…you will never see any commercial in the market as almost all commercials were bought by high rank brass since DHA valley launch. So hopefully in this block plots will stay with owners .
My experience of plot transfer was very good…
My plot was deleted in the DHA expressway & DHA gave me the substitute in sector N at height & I sold at good price, the then time.
All of my friends, acted upon my 2 cents & invested in Valley, transferred their files with allotment letters…the one with picture.
You can do it as well & Keep till next ballot…
Thanks for details. No doubt last year in May, there was news of possession letters but a lot of people including me did not bother to invest in valley (I have one plot already as original allottee, 1st reballoted). That time prices were around 11-15 lac for unballoted files. Now its easily 3x times more and if a plot gets balloted or possession, then the return is 5x more.
Please keep us updated with what’s happening there.
DHA administration had decided to further collect SDC from holders. 6 lac more on 8 marla. This means a total of 10.25 lac as 4.25 lac were collected in reballots.
On the other side, even reballoted plots have not been given possession yet. Affectees are planning to stage a strong protest against these unfair charges.
How do you it, did you receive any notification? source of info plz?
Some of effectees met with DHA administration regarding this news and they confirmed it is true. All valley effectees need to stand firm on this point. DHA is delaying the delivery of plots and its their fault that cost has risen up. Also they are asking 6lac to be deposited in 10 installments. Which clearly means no possession in next 2.5 years at least.
DHA is acting like a bhatta mafia, they have already charged SDC jo k billa waja hi logon par daalay gaey, hala k plot already all dues clear thay, eik dafa najaiz SDC charge karnay k baad ab dobara SDCs laga rhay hain k totally black mailing hai, people purchased plots thinking k ab sab clear hai aur ye eik dafa phir say lootnay k chakkar main hain…
developoment late hona DHA ka masla hai os ka charges bar bar customer par dalna sara-sar ziadati hai ----- kuch tu sharam honi chahiye
Agreed. Btw you asked for source, yesterday I myself received the letter. Currently no payment scheduled is given on it. The affectees group are strongly against this act so lets see what happens. Currently nobody is willing to pay another 6 lac. This is just a tactic to delay possession for another 2.5 years while still get some money from owners as they clearly wrote in letter that plot rates have increased many times. This also means that in next 2.5 years, if they do not give possession, they will again ask for more money in name of whatever charges. DHA just wants its bhatta from increased prices.

I have been telling since years regarding fraud exercised by DHA/HRL/MR in DHA valley…No secret…All in public now
The point I am always making, investment in clear blocks where development is ongoing & people made multi millions there within just less than a year.
Still there is profit but in ballotted & possession bound blocks.
However, in non ballotted investment is very risky as valley do not have more than 20,000 plots to offer and 17,000 plots already given or in the making . How come they could give 1000s & 1000s more to the poor investors?
Still good investment in clear blocks. from profit prospective.
Regarding these more money demands is just bhatta, the very same looters & criminals mafia does in Pakistan.
They are earning billions in other DHA projects. Why they just do not adjust ALL valley affectees in some of those???

Agreed, prices have risen up. But even if we pay 6 more lac, who guarantees that DHA won’t ask more money after 2.5 years? The delay in possession is fault of DHA, not the owners. Why should we be topping up their accounts every 2 years. They have basically created a rift between two classes i.e. balloted and non-balloted. They keep milking money from balloted plot owners in name of fake possession while non-balloted have no interest in SDC charges so they effectively created a divide and conquer strategy. Now balloted and non-balloted owners have different point of interest and no one cares for the issues of other class.

Valley is a mutual mess of DH/BT/HRL. It’s a laash the sooner get burried the less it will stink.
Apologies to be vocal. Tragic part is in both city and valley many of the victims are families of Martyrs who put their life savings with a hope to own a land one day.
Said same long ago. With PKR valuation, time lapse, surcharges it’s a Scam, more you inevst more you loose (well atleast if you are an end-buyers or not an investor who can trade quick to exit)
The more I hear such things the more I thank God that I did not fall in the trap of DHA Valley. It is amazing that some vested interests have been promoting DHA Valley here quite persistently and enticing people by giving their own success stories.
People should recognize such frauds and avoid falling prey to their “investment tips”.
