agree. when the segments of life such as generals, bureaucrates , judges and many more become the part of a society, its foundations become stronger.

futhermore i came to know bahria rwp phase 1-6 give registry inteqal on demand thrugh its legal department. and in future they will start in new sectors as well.

99 years lease fr BTK is also planfor the future. but things take time to materialize.

BT today is marred by 3 things: clown’s political mis-alignment, DHA’s expansionism and clown’s utterly incompetent offspring (just like the one on helm at public office).

Constructive Criticism (called that Hate) or appreciation (Call that love) the way your interpret is upto you.

There has to a Method in the Madness too… Next time, just get out of tunnel vision to see the bigger picture. Rationale (Logical reasoning) matters more than choice (Love or Hate). I had my rationale above, agree to disagree is purely ones choice doesn’t bother me to express my views and I had been clear in them …

My experience with Clown in PH8 since 2012:

My version of Clown’s City: It is a Parlour House of an old lady… Whatever Clown has done inside the clown’s city is too artificial… As i had told long before, He has just just filled the valleys and trenches with loose dirt and now the builders pay the huge prices millions more than normal to avoid the sinking of boat(home) by the heaviest and funniest designs of the boat… you would have never heard of PILING foundation for home all around the world or at least i have never heard of piling concrete for home foundation in my engineering career but in Clown’s city without piling foundation your boat will be floating here and there like titanic… Ohhhh my dears…
There are certain possession areas that have not been apprediated since 2006-7 when compared to standard currency except temprary rise in 2013 When investors from KPK had flocked into the city of clown due to security reasons and the property dealers of clown’s city had emptied their pockets and as they say Karma is a bitch and the clown emptied the pockets of those dealers in Karachi… some of dealers, after having nothing left, started selling pop corns and the rests who had something left started construction on the plots of Ph8 to keep the ball rolling and for a very long time those houses were empty… As i have told earlier, It is a parlor house ( the next morning you come know what real beauty looks like once the PAINTING is washed out, you know, isloo1 bubba what i mean) , the facilities the clown was providing in form of Security, water supply, uninterrupted electricity has been vanishing slowly and gradually since 2018…

Even the worst societies around clown city has appreciated more than ph8…
As they say Mohalla Abadi has appreciated more than Ph8, so you can prefer to live in Ph8 yourself if YOU can afford the funny heavy design of building by the Clown’s design department… (they have to do funny heavy design to hide the big flaws in site development)…,

A big big big No, at the moment since 2008, if you believe i will take few pennies from the pocket of the clown… if you compare the performance of Ph8 with any society around isloo or pindi in price appreciation in the last ten years, it is a big disaster…

If RRR can give boost to clown’s city so it will give rise to each dirt around RRR…

Khulasa: Looking at the current boom in property sector, I never recommend clown’s city to even my enemies from investment point of view because i keep my enemies strong…
This is my personal analysis and experience with clown to the best of my Knowledge and belief…(freedom of speech as per SECOND AMENDMENT : D )

Thank you for a detailed analysis of Clown Town. Coming from a technical professional this info carries lot of weight. But let me add another perspective to it.

Preamble: I’ve been going to Clown Town since time immemorial. Phases 2-6 and then 7-8 were built ground up in front of me. So I know exactly how much cutting and filling this joker has done.

First scene: There’s no denying of fact that the Clown has given new standards that were simply unprecedented. To the extent that it made posh CDA sectors look like ancient ruines in front of it. Became dream place for every young couple starting their lives and every retiree looking for peace and quiet.

Overseas just loved it, because they had not seen such gated and fully managed communities in Pakistan before.

Clown was in perfect alignment with the brass and taji khokhar who cleared every step of his way.

Tragedy: Then he stumbled upon landmine. Three reasons: politics, technical and succession.

Politically he mis-aligned himself with the power corridor and then next thing, Baba Rehmata was riding his neck.

Technically, although he brought wonderful town planning, he failed to innovate house construction suitable to terrain. It’s same old brick n mortar with tonnes of concrete. Nothing on prefab or alternate construction material. Entire America is built with wooden structures and prefab walls. So why couldn’t he research on similar lines.

Potohari soil is not compact enough to sustain heavy loads, so structures start to crumble, even if there is no filling. Plus it is in seisemic zone.

Succession wise he’s not lucky. Thousands of investors and residents just play ostritch when it comes to the point what will happen after the Clown.

Drop scene: This tragedy will take it’s toll. Whether completely messed up situation like Eden of Lahore, or perhaps complete takeover by DHA or someone else.

I hope the new forum readers geting some information from this forum, but I doubt as the fact is we here promoting the places where own investment is and saying so many but’s and if’s for the other places where missed the train.

When I was new to this forum my first investement based on suggestions was BE 2 after reading comments and recomendations of many Gurus and got struck for many years.

In last years and so, the prices increased for all on ground plots every where proportionally so was good years for investment in property overall,

Yes I agreed majority of the overseas sitting far away can only think about and trust on DHA, Bahria or the relevent development Authority own plots of that city, like CDA.

My formula to buy plot even for investment pupose only should be like after few years you will live there , then this investment will never be wrong and will pay back, rest is not to confuse all is good.

@ Humayyun Raja, very well explained and much appreciated.
We sometime think its the peak of any good plots investment but the fact is no one knows when is the peak, probably the peak is never happening in any good property.
still this DHA2, 3 and 5 or Bahria or CDA sectors look like at peak but after 2-3 years may be we will regret why we didnt buy.

The develpoment authority plots are best for investment then DHA and Bahria for overseas investors.

you know land ownership in bt and dha relates to society. and they give allotment only. dha allotment has value to pledge but bt has not. thats wht bt purchased escort bank. now as further advancement in bank islami financing will add up the value as well as govt financing for 5000 flats in bahria btk & btr will create further value. once a trend is start, no value for bhria allotment will get solved permanently. furthermore bahria gives registry inteqal for phase 1-6 in btr on demand. it going to plan for 99 year lease for btk plots as well. so things will improve in ner future. i agree. in tis finncial system of devaluation & inflation, peak never comes. you can earn how much you want.

in realestate investment, location and waiting (means holding) are the key.

Thank you Hamayun brother, makes sense and good to clarify. I do hope, some years down the lane, property pledge in BT become a possibility (in case someone need the option in some adversarial situations).

what ever the problems, technological , political or civil enineering mistakes BTR commits, but it is still number one private developer in pakistan & out of best societies in Asia.
