    Overview of Bahria Enclave

    Bahria Enclave Islamabad is a popular housing project of Bahria Town, the largest real estate developer of Pakistan. The society can be accessed from Islamabad Highway, Kashmir Highway as well as Lehtarar Road. Many important developments such as the CDA Park Avenue, Chak Shahzad, Bani Gala, Alhamra Avenue, Farash Town, PTV Colony, Barma Town and Partal Town are located in the surrounding area of Bahria Enclave. Bahria Enclave was launched in July 2011. As one of the latest projects of Bahria Town, the community promises a new set of amenities and more luxuries for its dwellers and carries the stamp of developer’s years of expertise and international repute.

    Currently there are two phases and an Agro Farming Scheme area planned for Bahria Enclave. Phase-I lies near Mouza Molat Zone IV and covers an area of 836 kanals and has 589 residential plots. The land included in Bahria Enclave Phase-II is 1180 kanals and has 362 residential plots. Phase-II is located at Mouza Phulgraan Zone IV. Agro Farming Scheme, also known as Bahria Enclave Agro Farming Scheme, is located in Mouza Sakrila and Bhobri Zone IV. An area of 2047 kanals is reserved for the Agro Farming Scheme and it will have only 217 exclusive residential plots. The area, development plans and community layout of Bahria Enclave make it quite grand.

    The layout plan for both of these phases has been approved by Capital Development Authority but as of Dec 2012 No Objection Certificate (NOC) is yet to be issued. The delay in issuance of NOC is one of the reasons why Bahria Enclave has failed to attract the attention it claims to have deserved. Investors have other concerns such as deliverance of the project in time and protection their investment. These insecurities followed by the pending cases of Bahria Town in the court of law have kept the price of property in Bahria Enclave Islamabad quite low. For some investors, it seems to be the perfect time to score some good deals in Bahria Enclave.

    The investment options are also quite wide in Bahria Enclave, making the society equally popular among the middle, upper middle and elite class. One can choose between 5, 8, 10 and 20 marla plots in Bahria Enclave. In addition to varying plot sizes, the option for buying plots on instalment is also available. The development work is on in all phases of Bahria Enclave and just like the rest of the Bahria Town projects, Enclave too will be delivered on time with all the promised facilities. The average asking per marla rate of residential plot in Bahria Enclave is Rs 320,000 and this rate varies for Islamabad property.
