Islamabad: The Capital Development Authority (CDA) is advancing plans to launch a large-scale mixed-use development named Jinnah Square Downtown, spanning approximately 5,400 kanal of prime land along Srinagar Highway and Murree Road.
The proposed zone will stretch from the One Constitution building to the vicinity of the Bhara Kahu Bypass, encompassing plots designated for hotels, residential apartments, a hospital, commercial spaces, and recreational facilities. As per the initial master plan, 40% of the area will be developed, while 60% will be preserved as green space for parks, roads, and public use.

Strategically located between Rawal Dam and the Margalla Hills, the site is being positioned as a high-value investment opportunity. CDA officials estimate the project could generate trillions of rupees in revenue over the next two decades.
According to CDA, over 90% of the required land is already in possession, with the remaining portion in Malpur still under adverse occupation. The proposal will be submitted to the federal cabinet through the Ministry of Interior for final approval.
The concept for Jinnah Square Downtown was initiated by CDA Chairman Mohammad Ali Randhawa following a series of site visits, during which large vacant tracts of land were identified as underutilized. Once approved, CDA plans to hire international consultants to oversee the planning and execution phases.

In parallel, work is ongoing on an underpass project on Murree Road, expected to be completed by the end of May. The underpass will provide a direct link to Srinagar Highway, helping ease traffic congestion in the area and improving access to the proposed downtown district.
