The biggest news about Lahore’s real estate sector broke on May 1, 2015, when the Defence Housing Authority (DHA) announced the balloting date for DHA Phase 9 — May 15, 2015. Since January 2015, Zameen.com has been sharing information with the readers about the expected balloting of Phase 9 in mid-2015, and based on this information a lot of people have invested in these files. Those lucky investors have already bagged an average profit of 34.86%. Congratulations!
Per trends noticed by Zameen.com, the market rates of files in DHA Lahore Phase 9 have been fluctuating since January 2015 and the highest price rise was seen during the last week of March, when the average rate of 5-marla files increased to PKR 2,225,000, while that of 10-marla and 1-kanal residential files touched the mark of PKR 3,325,000 and PKR 5,400,000, respectively.
According to the latest rates, sourced from Safari Estate’s Senior Real Estate Consultant Mr Shafqat Gondal, the average rate of 5-marla residential files (on May 4, 2015) was PKR 2,750,000, which is a rise of 46.66% between January and May 2015. The current average rate of 10-marla files is PKR 4,350,000; a percentage rise of 30.83% since January 2015. The 1-kanal residential file has increase by 26.12% in these five months, and their rate as of May 4, 2015 is PKR 6,350,000.
If we look at the price rise seen before and after the balloting announcement, it appears that the rates have gone up overnight. Just before DHA announced the balloting date, the 5-marla, 10-marla and 1-kanal files were being traded for PKR 2,400,000, PKR 4,000,000 and PKR 5,700,000 respectively. This initial jump, according to Al-Siddique Real Estate Consultants CEO Muhammad Siddique, will remain the most noticeable one as the prices will increase gradually from now on.
Mr Siddique said the price rise in these files will not only slow down, the rate might also go down for a while after the announcement of balloting. “The recent price rise will bring in a lot of sellers in the market and the excess supply will bring the rates down,” he said.
Mr Gondal was of the same opinion, adding that selling files before they hit their peak after balloting wouldn’t be advisable.

You will get notifications posted on your mailing address shortly afterwards the balloting by the DHA. The development charges in DHA are paid in installments. For 5-marla plots, the development charges are PKR 600,000, which has to be paid in two years’ time.

No one will be preferred over another since it would be done through the lucky draw.
The rate might touch PKR 7,000,000 some time after the balloting.
The development charges for 1-kanal plots are PKR 1,800,000. The amount is to be paid in instalment plan spanning two years.
I bought file around 1.5 years back for around 51 Lakh (1 kanal) and up until early this year didn’t see any increase.

Ap ki 1-kanal ki file PKR 6,350,000 ki ho chuki hai hai. You can expect it to hit PKR 7,000,000 in a couple of months’ time.
I find it important to say that you should keep a tab on the market if you don’t want to regret being a real estate investor.
The development charges for 1-kanal plot is PKR 1,800,000.
You must stay in touch with an agent, someone you can thoroughly trust, to keep note of what’s happening in the market.

Phase IX (or Prism 9, as the DHA has now renamed it) is by far the largest DHA Lahore phase ever, spanning 40,000 Kanals of land in the southeastern part of Lahore. It is going to require several years at the MINIMUM for development to be completed, so you cannot expect possession any time sooner than 4 to 6 years at the very least and 10 to 12 years at most, depending on where your plot is located.

What if, after balloting, your plot ends up in a very good location,gaining much higher value than you expected?
I suggest you wait till balloting.
The agents i talked to are of the opinion that rates will continue to increase for a while after balloting because the balloting will itself increase demand of these plots.

I can’t predict the rates as it is a bit too soon but it will be increased substantially by then.

1) Stays fairly stable
2) Periodically increases
3) Drops down and then tends to increase when development approaches.
